Sales Manager Purpose Statement

Your first mission is the health of your team. You should grow and develop a healthy team that is capable of meeting/ exceeding expectations. Solely responsible for training, coaching and equipping sales team members in an effort to meet/exceed goals.

Essential Job Functions

  • Be innovative and willing to adjust the sales process to better serve homebuyers and sales team members.
  • Work closely with the Marketing Manager to ensure marketing strategy and sales goals are in step.

  • Inspire personal and professional growth for each team member.
  • Manage the daily operations of a dynamic sales team and Experience Specialist.
  • Oversee recurring training for sales team members.
  • Communicate changes and expectations to team members.
  • Determine ways in which the sales team can continually build, serve, and impact.
  • Meet weekly with each sales team member one-on-one to assist in meeting goals and clarify expectations including follow-up processes.
  • Manage and foster the relationship with Experience Specialist.
  • Meet weekly with the Experience Specialist to assist with lender, appraiser, and title company relationship.
  • Ensure Experience Specialist is making weekly contact with every homebuyer.
  • Monitor the sales center for functionality, cleanliness and adequate staffing.
  • Ensure available homes are on the MLS and that they are described and display accurately with pictures.
  • Develop lead follow up policy that includes old leads getting attention.
  • Meet regularly with realtors and increase realtor relations and sales.
  • 66% more in productivity by holding people accountable – 22% of implementation vs 88% with accountability.
  • All changes and policies should be documented in the Sales Manual and then reviewed in Sales Meeting.
  • Own the CRM process (Lasso) and ensures engagement of sales team with use of the program. Create accountability and procedure for increase lead follow up. 
  • Evaluate each member of the sales team as they prepare/maintain sales office environment and model homes, interact with prospective buyers, describe the unique customer, value proposition, and enter/track information in CRM to identify areas for improvement where coaching is appropriate.
  • Strategize with sales team on individual prospects to look for ways to earn the sale.
  • Coach sales employees via instruction, role playing and interactive discussion, both informally and formally using the companies processes and 4:2 sales process.
  • Recognize top performers and leverage strengths in a strategic fashion to promote positivity and encourage constructive behaviors.
  • Proactively monitor and engage poor performers to develop weaker areas and, if necessary, move people out when performance does not improve.
  • Ensure job expectations and periodic performance goals are clearly understood by each individual team member.
  • Solicit and summarize input from the sales team members regarding customer preferences (product, location, community, builder), traffic patterns and quality of traffic, and any other information requested or that may be helpful to ownership, marketing, and build team members.
  • Work collaboratively with individual new home specialists and management to determine sales forecasts and closing schedules.
  • Prepare and lead weekly sales meetings and formalized training.
  • Prepare for and lead monthly Home Buying Basics seminars.
  • Work closely with General Manager on an available home strategy.
  • Work closely with leadership on land development and community planning.
  • Communicate with purchasing and design on new plans, product changes, and plan alterations, communicate that information to the sales team.
  • Serve as company ambassador by attending and engaging in local civic meetings/efforts.
  • Promote an environment of ministry and service in the sales office.

Work Environment and Physical Requirements

  • Works in temperature controlled environment.
  • Vision for near, mid-range, far and accommodation. Hearing for low, medium, and high pitch.
  • Effective communication skills when dealing with co-workers, trade partners, and homeowners
  • Requires physical ability for standing, sitting, crouching, kneeling, frequent walking, reaching above head and below waist.
  • Must be able to perform all job expectations safely with or without reasonable accommodations.
  • Ability to lift 10-20 pounds

Hours & Salary Range

  • 40-50 hours per week
  • After hours and weekends may be necessary on occasion for trips or to meet deadlines
  • Position is Exempt from overtime
